69 Meads Road, MELROSE TAS 7310

The drive in is something truly memorable. As you make your way up the driveway, the home comes into view, perfectly positioned to take in sweeping paddocks, expansive rural outlooks and breathtaking views to Mount Roland. There is an immediate sense of arrival here private, elevated and quietly impressive with the house sitting confidently within its landscape and surrounded by productive farmland in every direction.

The home itself delivers both wow factor and everyday comfort. Offering four bedrooms, it has been thoughtfully designed to suit family life, entertaining and the rhythm of rural living. The parent’s retreat is privately positioned and feels like a genuine sanctuary, complete with underfloor heating that adds warmth and comfort through the cooler months. It’s a space to unwind, tucked away from the rest of the home, with outlooks that remind you exactly where you are.

Living areas are generous and well laid out, allowing for both connection and separation. There is an additional living area that works perfectly as a rumpus, media room or relaxed family space, and a dedicated office provides excellent functionality for working from home or managing the operational side of the farm. Throughout the home, large windows frame rural views and Mount Roland, drawing the landscape into everyday life.

At the heart of the home is a large, modern kitchen designed for people who love to cook and entertain. It offers excellent bench space, quality appliances and a substantial butler’s pantry that keeps the kitchen space practical and uncluttered. This is a kitchen where family and friends naturally gather, whether for everyday meals or larger get togethers.

Indoor living flows seamlessly to an outstanding deck that is ideal for entertaining. Elevated and beautifully positioned, it’s the perfect spot to enjoy long lunches, evening drinks or quiet mornings while taking in the surrounding paddocks, rural views and the changing colours of the seasons. The outlook is expansive yet peaceful, reinforcing the strong connection between home and land.

Garaging and storage are equally well considered, with ample space for multiple vehicles, farm utilities and home machinery. Nearby, the stock yards are conveniently located close to the machinery sheds, making day to day operations efficient and practical without impacting the sense of privacy around the home.

Beyond the house, the land opens out into a highly productive farming holding that has been carefully managed over time. The paddocks are well laid out and vary in size, including larger paddocks of up to approximately 30 acres, allowing for sensible grazing rotation and efficient stock management. The land has a history of cropping and continues to perform strongly as grazing country, supported by fertile soils and excellent pasture growth. The property is currently carrying over 100 head of cattle, demonstrating its productivity and income capability.

Water security is a defining strength of the property and a major reason the land performs so consistently. In addition to a natural creek and dams and a reliable bore, the property benefits from access to the Don Water Scheme a highly regarded irrigation scheme that not all farms in the area are fortunate enough to have. This provides an added layer of certainty and flexibility, particularly through warmer months, and supports long term productivity rather than short term reliance on seasonal conditions.

The water infrastructure has been designed to make full use of these assets, with high capacity 6-inch main water pipes allowing water to be moved efficiently across the farm with minimal pressure loss. This ensures reliable stock watering and paddock supply and leaves scope for future irrigation or expansion. Combined with fencing well suited to grazing, the overall setup is practical, efficient and ready to work from day one.

What makes this property so compelling is how seamlessly everything comes together. A beautiful, substantial home with warmth, comfort and undeniable presence. Productive land with proven performance and income potential. Water security that removes uncertainty. And a setting that feels private, peaceful and deeply connected to its surroundings.

Properties like this are tightly held in the district, and for good reason. Surrounded by quality farming neighbours and set within a respected agricultural area, this is a place to enjoy not only the land and the lifestyle, but also the sense of community that comes with being part of a strong farming region.

This is more than a farm or a home it’s a complete holding that offers confidence, beauty and longevity, from the moment you arrive and for years to come.
