February 2026

February is a good reminder of why people love living here. Gardens are thriving, the weather behaves most days, and property conversations seem to happen naturally. This month it has felt like a “right place, right time” period for both sellers and buyers.

Homes that are well loved, well presented, and priced honestly are creating more than interest, they’re creating emotion. Buyers aren’t just asking questions; they’re imagining birthdays, dogs in the backyard, and where the Christmas tree might go. When that connection happens, good outcomes often follow.

One recent sale began with a relaxed vendor who trusted the process. Buyers came from near and far, drawn for the lifestyle, and the campaign quickly led to multiple offers. The owners are thrilled not just with the result, but knowing their home is loved and will be in good hands.

This means I have buyers still searching for their own piece of our Kentish lifestyle. If you’ve ever wondered what interest there might be in your home, I’m always happy to have a quiet, no pressure chat.

Seller Tip

Show how the home lives, not just how it looks.  Set up spaces the way you actually use them, a chair in the sunny spot, tools neatly stored, the veggie patch looking tended. Buyers connect more easily when they can see real life happening there.

Buyer Tip

Notice what you talk about after the inspection. If you find yourself discussing how you’d use the space, where furniture might go, or how it would fit your lifestyle, that’s valuable insight. Homes that spark those conversations are often the ones worth a second look.
